The single absolutely most important service a Realtor can provide to you is to list your house on the MLS. Everything else a Realtor does to market your house pales in comparison.

Many other discount services do not offer MLS access, so they provide very little exposure for your listing.  A limited-service listing that provides access to the MLS is still the most effective.

At one time the MLS could only be accessed by Realtors.  But now potential buyers—investors and future homeowners—are researching their own prospects more and more without the aid of Realtors. "For Sale by Owner"s (FSBOs) are on the rise.

The MLS is accessed by Realtor.com, Yahoo Homes, Google Homes, and many other internet sites. In short, all of the most prominent search engines use the MLS to provide the most current data for real estate research.

The MLS is searched by millions per week. Realtors representing buyers will be looking at your house on a daily basis. In addition, investors and buyers can now access it on their own. This is the best exposure you can possibly receive—bar none. 

You can now be a FSBO and still market your house on the MLS. You provide your own marketing. You control who enters your home for showings. You’re doing it yourself, but you have the advantage of the full exposure offered by the MLS.

Basic Realty does not provide certain services. These you need to do yourself.

  • Provide your own lockbox, unless you plan to be home for every showing.
  • Host your own Open Houses. (Basic Realty will advertise these on the MLS.)
  • Pass out flyers, advertise in the newspaper.

Note about cooperating commissions (CC):
If you list with a full-service agent, (s)he will charge a commission. If that listing agent finds you a buyer, (s)he keeps the entire commission. If another agent finds you a buyer, the agents split the commission. The listing agent pays this cooperating commission (CC) -- typically 2.5% to the other agent and keeps the rest.

I don't require you to offer a CC; but I highly recommend it. When a buyer's agent finds your house on the MLS and there isn't a CC offered, (s)he has no incentive to suggest your house to the buyer. A (CC) of 2% is not insulting; 2.5% is average; 3% will have Realtors excited to sell your house. You decide. And if an investor or buyer finds your house without a Realtor, you pay no commission at all.

Please note: This service is not for everyone. If you are not prepared to show your own listings, host your own open houses, and market on your own, then you may find this service is not sufficient for your needs.
